By using a mathematical formula we can be accurate and consistent with all of our clients.

The way it works is this; a potential client calls us with the dimensions of the slab needing to be lifted (length and width) and how far it has settled, if they can email or text a picture of the slab in addition, that’s even better. With the software we have, we simply enter those figures into the program which then generates an estimate for the job.

We have found that as long as the dimensions provide by the client are correct, the estimate is nearly always accurate. When the estimate is complete we email or print a copy and send it to the customer for approval. The turn around on a phone estimate can be as little as ten minutes.

When we come on site to do the work, we will make an inspection of the slab to be lifted to make sure the estimate is accurate and if so, proceed with the job. If we find a problem with the estimate or the slab is not a good candidate for raising we will inform the client of the reasons and the options they have.

The concrete raising process

For those who are unfamiliar with the concrete raising process, it’s a fascinating thing to watch concrete rise out of the ground, we never tire of it.

When we come to your site we are bringing $100,000 worth of concrete leveling equipment, tools and material, along with the experience of having raised thousands of settled concrete slabs.

As we arrive on the job site, the first thing we do is start the equipment that heats the Geo-Polymer to 130 degrees. While the material warms, we determine the best location for the injection valves and drill 5/8″ holes at those locations. For very narrow slabs settled on their side, jacks may be used to position the slab prior to the Slabjack process.

The number of holes we drill is determined by the size of slab and direction of the settling. Steel valves with a plastic collar are screwed into the concrete and the injection gun is attached to the valve with a special clamp.

Once the materials are heated, which takes fifteen to thirty minutes, the lift can begin.  Prior to the initial injection, the gauge that measures material usage is “zeroed” or reset.  The material is then injected at pressures as high as 1300psi but it is the expansion of the Polymer under the concrete that creates lift, not the injection pressure.

To monitor the lift, extremely sensitive gauges are used that measure 1000ths of an inch. This is important so we don’t over lift the slab. Those gauges are also critical when void filling where lift is not desired. We can see within a thousandth of an inch when the void is full, much sooner than we could with the naked eye.   Over filling void space creates unwanted lift and potentially cracks the slab.

When the proper elevation is reached, the support holes are injected to ensure the stability of the slab.  One of the real benefits of Polymer injection over Mudjacking , is the small holes and a material that flows much better than a mud slurry which often pyramids under the concrete, so requires many more holes than does Polymer injection.

Prior to turning off the equipment, the poundage used for the lift is recorded and compared against the estimate.

After putting away the hose and other tools used during the process, the holes are patched with quick-setting mortar, tinted and colored, if necessary, to match your concrete and the job site is swept clean.

When we leave, your are free to use your concrete. We use quick set mortar that is hard after about half an hour, but you will want to avoid direct water pressure for a day.

Concrete Crack Repair Basics

I just had a new driveway/patio/porch poured and it already has a crack!

The vast majority of concrete will crack. The cause is usually shrinkage initially, but settling takes its toll over time.

Shrinkage cracks are typically small with virtually no discernible opening. These type of surface cracks can generally be ignored. Once they open up or settling causes a height differential, it is time to act.

To avoid further settling and cracking, it is important to stop water penetration through the crack and into the base soils below.

Fortunately, there are many over the counter products on the market today to patch or seal cracks in concrete, from simple flexible caulking, to two part Epoxies and Polyurethane systems.

While concrete mortar can make an acceptable patch if properly applied, it is not suitable for cracks that may act as an expansion joint. Mortar will simply crack and flake out over time as the concrete heats and cools with the change of seasons and even the temperature difference between day and night.

For inexpensive crack repairs, non-sag and self-leveling Polyurethane caulk is acceptable for sealing out water, some even come in a variety of colors to blend with stained concrete. The least expensive Polyurethanes caulks, available in grey, can be found at Home Depot, Lowes and Ace hardware stores. For colored concrete, Sonolastic NP1 comes in a variety of colors to closely match any  concrete color you might have.

For more of a structural repair, the two part Epoxies and Polyurethane systems are excellent choices but are much more expensive, and some are not available without a contractors license. One of the advantages of these type of repairs is they can often be blended to more closely match the surrounding concrete, somewhat like a mortar repair but with much better durability.

In most cases raising settled concrete is a quick, fairly inexpensive job. Expansive soils equals settled concrete

Do you have slabs that seem to rise and fall with the seasons?  Then you are likely dealing with expansive soils, in our area, generally clay. Much of the United States has expansive clays to a greater or lesser degree.

In a typical year in the United States, expansive soils cause a greater financial loss than earthquakes, floods, hurricanes and tornadoes combined.

Clay in and of itself isn’t the problem, the problem is the change in moisture content.  If the moisture content stays the same no swelling or shrinkage will happen.  In Washington State, and in particular Easter Washington, we have four seasons where we can expect cold wet winters followed by warm dry summers.

When we combine expansive soils and wet winters followed by dry, hot summers, heaving and settling are to be expected.

I personally have one section of my driveway that magically rises from the ground about 3/4″ each spring and as the ground dries, settles back down.  Not surprisingly it is on bare soil with no gravel bed.

Some people call to tell us their slabs used to rise and fall, but now they are staying up, why?  First let’s try to eliminate the issue.  In my case the section that rises and falls is the lowest of six driveway panels, water seeps between the expansion joint when it rains or snow melts, (I really should seal that joint) saturating the underling soils causing expansion.  As the summer heat comes on, the soils dry allowing the slab to settle.  To reduce heaving and settling, seal all expansion joints on your concrete. A good, inexpensive product is Sika brand (Home Depot) or Quickrete brand (Lowes) polyurethane caulking.

If slabs are not resettling as they used to, then two issues may be in play;  first, debris washes under slabs which cause the slab to remain high, this is very common. Second, you may be over watering your soil keeping it saturated and swollen.

When expansive soils shrink, fissures can open up which allow water to run off and carry away soils, causing settled concrete slabs along with cracked and damaged driveways, porches and patios.

The key to building on these type of soils is to insulate concrete as much as possible from the soils. Gravel should be used as a foundation in the construction of driveways and walks.  Caulking along seams and  joints and along foundation walls minimizes water penetration under slabs and, especially important to basements, making sure concrete slabs are not settling toward foundation walls draining water along the basement walls.
