Why seal your concrete?

Concrete sealer‘s are applied in a fairly tight temperature window which means they are mostly applied in the spring and fall, not the heat of the summer sun.

Benefits of using a concrete sealer

Penetrating sealer’s are designed to both create a water resistant barrier and densify broom finish concrete. These are most often applied with a pump up or airless paint sprayer and must be applied when concrete temperatures are between 50 and 80° for best results. Penetrating sealer‘s absorb into and change the molecular structure of concrete. Because of this they can last between five and 10 years before reapplication becomes necessary. Penetrating sealer’s do not alter the appearance of concrete and do not make a significant difference in the slipperiness of the concrete.

Surface sealer’s are designed to protect the finish and shine of exposed aggregate and stained concrete. These sealers typically last two years before reapplication becomes necessary. Application of the sealer is done by brush and roller. Surface sealer’s are prone to small bubbles particularly if applied when the concrete is warming up so most of these applications are scheduled for afternoon or early evening to reduce bubbles. Surface sealer’s do make concrete more slick but additives can be added if this is a concern.

Concrete sealing is priced by the square foot taking into account pressure washing that may need to be completed a few days before the application of the sealer as concrete needs to be completely dry before the application of the sealer.
