There are many different reasons why you would want to make sure the joints of either your driveway, walkway or patio is sealed up. First reason we recommend caulking those joints are to make sure there is no water from either rain fall or sprinklers that can get down through those cracks and or joints to cause erosion which then leads to voids under your slabs leaving the concrete unstable and vulnerable to crack due to pressure and more likely to settled.

The big question, once you have decided to do something about your settled concrete do you replace it or raise it?

This big question generally comes down to cost and if that is the only criteria then raising will be less costly in virtually every case. There are many advantages in raising rather than replacing, raising maintains the consistent look of the surrounding concrete, there is little or no damage to landscape and it will be available immediately.

What are the advantages of pouring new? It will look bright and new and the shape can be altered if desired. If there are fractures (cracks) especially several of them, we generally recommend replacement because raising the concrete will often open up the cracks further making them more noticeable.

Poor compaction coupled with excess water causes virtually all the settled concrete we see.

We got a call from a homeowner that their fifty year old home was experiencing some settling on a porch and some attached brickwork. I asked, “the house is fifty years old and the settling just happened?” She replied yes but they had recently installed gutters and downspouts and she suspected that might be the cause.

A site visit showed that she was correct, the downspouts was dumping runoff right at the point of settling. An estimate was provided and the work was completed using Geo-polymer Slabjacking as well as sub grade concrete and steel bracing for the decorative brickwork.

This is so common.  Here’s how to prevent the problem;

New construction – install gutters and downspouts before concrete is poured, insuring water is directed well away from porches, walks, driveways and foundations. Where municipal codes allow, tie into storm drains, if not, dig French drains or use other methods to avoid saturating soils near concrete slabs.  Other concerns are landscape plantings too near foundations and slabs, tree roots, ponds and sprinkler systems.

Existing homes – design the gutter system with the intent to have water going somewhere other than near concrete slabs and structures. This may necessitate tunneling under walks with a drain pipe directing water well away from the home. If this is impossible a French drain can be dug, rain barrels used  or use the retracting downspout extensions that unroll to direct water away from structures when there is run off.

Take the time before settling occurs to correct deficiencies and you will avoid the problems associated with sinking concrete.

Curious about concrete leveling and void filling? When we come to your site we are bringing $100,000 worth of concrete leveling equipment, tools and material, along with the experience of our crew having raised thousands of settled concrete slabs.

As we arrive on the job site, the first thing we do is start the equipment and while the material warms, we determine the best location for the injection valves and drill 5/8″ holes at those locations. For very narrow slabs settled on their side, jacks may be used to position the slab prior to the lifting process.

To monitor the lift we use extremely sensitive gauges are used that measure 1000ths of an inch. This is important so we don’t over lift the slab. Those gauges are also critical when void filling where lift is not desired.

Once the lifting and/or void filling is complete the holes are patched with quick-setting mortar, tinted and colored, if necessary, to match your concrete and the job site is swept clean. When we leave, your are free to use your concrete. We use quick set mortar that is hard after about half an hour, but you will want to avoid direct water pressure for a day.

The many causes of concrete settlement

It’s unsightly, it’s dangerous, it’s a potential liability but it’s easy to fix.

Concrete settlement is a very common problem affecting not only residential neighborhoods but municipalities commercial enterprises and industrial facilities. What causes concrete to settle?

1. Failure to prepare the site. If soil was disturbed during construction was it re-compacted? Was there a 4-6″ layer of compacted gravel placed under the slab? These two primary issues are the cause of much of the settling commonly found in new construction.

2. The next most common cause of concrete settlement is excess water. Dealing with water runoff is generally not on a builders mind at the start of construction, it should be. Trying to figure out where you were going to put downspouts, sprinklers and  water features after sidewalks porches and driveways have been poured is poor planning and asking for concrete settlement. Having a place for your run off to drain such as french drains well away from structures or into municipal water supplies if allowed in your jurisdiction will help your concrete remain stable.

3. Another cause of concrete settlement is the breakdown of organic material in your soil. As roots, debris and other organic material breaks down is creates void space that contributes to settlement. Water migrating through the soils takes with it small amounts of soil and sand and these also contribute to the gradual settling of soil.

4. Finally ground water migration can play a role in settlement in some instances particularly if you have a high water table. We did a municipal job where groundwater migration had created a six-inch avoid behind a municipal pool. While there is little you can do about a high water table you can fill voids as quickly as possible so the supporting soils are capable of carrying the load above.

In addition to the above, the type of soil that is predominate in your area plays a role in its ability to support structures. Whether it be sand, clay or silt each has advantages and disadvantages depending on its use. Some soils don’t drain well others are prone to wash out, still others will actually expand as much as 10% with water!

What can be done about a settling foundation?

What can be done about a settling  foundation? 

If you are dealing with the nightmare of a settling foundation here is what you need to know;

-In most cases it is repairable. While not an inexpensive repair, doing nothing is usually not an option unless you plan on walking away from the home. Here’s how to proceed;

First determine that foundation settling is the issue and not simply an interior slab settling. Slabjack Geotechnical is equipped to handle either problem but one requires a building and a geological engineering report the other doesn’t.

Once the determination is made that the foundation is settling the property owner hires the engineers, they will determine the position and the number of piers to be used. The soils engineer will be on site during the repair process in case obstructions such as large boulders are met to makes recommendations and/or approve changes in the placement of piers.

Most piering jobs are completed in a few days.

The cost for the pre-work reports runs about $4-7,000 with an additional $1850-$2150 per pier depending on depth and obstructions encountered. An average foundation repair job runs in the neighborhood of $15,000, not an insignificant amount.

Choosing not to repair settled concrete carries potential costs too, especially if it is a commercial property. Why? Liability. The average trip fall cost just for medical expenses is over $22,000, the cost to defend against a legal claim is over $50,000 and the average jury award now over $100,000! It makes doing the repair very inexpensive indeed.

On a personal note, my mother in her eighties tripped on a raised section of concrete in her neighborhood and took a fall that bruised her face up pretty badly. As we age we get more fragile, we are unable to catch ourselves as we once could, our reactions are slower and we heal much slower. We have a responsibility to our neighbors and our community to maintain common areas, the Americans with disabilities act classifies a trip hazard an offset of just 1/4″ As frustrating as it is to many homeowners we are generally responsible for the maintenance of the sidewalks along the street, not the cities in which we live.

So how much does concrete raising cost? A good rule of thumb is 25-50% less than replacement. Often $3 a square foot is a good number though it can be more or less depending on several factors. If your sidewalk measures 4×25 the cost to raise that would be roughly $300. Larger, thicker structures such as porches will be more costly per square foot than simple slabs.
