Concrete Voids- Slabjack Geotechnical

Voids under concrete eventually lead to cracking and/or settling concrete. Voids are created when concrete is partially supported by base soils or through the use of anchors or rebar to foundation walls or through the use of Sonotubes. As the soil settles or is carried away by other means a gap opens up between the soil and the bottom of the concrete slab resulting in a loss of support.

Un-compacted fill dirt, erosion, burrowing rodents, decaying organic material even a loss of moisture in the soil can create voids. Once there, voids are difficult to fill. Smaller slabs such as walks can be packed with gravel or sand to fill voids but this is not practical for larger slabs such as driveways or patios. These need a method that supports but doesn’t lift the slab. Using an expansive polymer is the ideal material for void filling for several reasons such as;

Polyurethane can travel several feet in every direction to fill voids, fissures and holes. It has the ability to consolidate organic material, sand and loose rock. If properly monitored Polymer injection can provide support without excessively lifting or stressing the slab which causes fractures.

The question with new construction is what should I do? Settling of soil in new construction can go on as long as 10 years so the question becomes do you live with it and replace your broken up concrete at some later time or do you try and preserve it knowing that you may have someone out 2, 3 or 4 times in the next decade to shore up what should’ve been taken care of during initial construction. Immediate replacement of settled concrete or concrete with voids is not a good choice as settling is not yet complete.

Repairing cracks in concrete is a question we often get, here’s what you need to know;

Once concrete has cracked it will act as a control joint, in other words it will continue to move, it can be stabilized to a degree but virtually any rigid topping placed over it such as more concrete or tile will crack exactly over the original crack line.

There are several things to consider with cracked concrete, first, is it a heated space? If so movement of the concrete will be greatly reduced due to heating and cooling (expansion and contraction) as a result floor coverings such as hardwood, laminate, linoleum and other semi rigid surfaces will generally be safe to install, you may even get away with some tile but ask your flooring expert which would be “safer” and less resistant to stress cracking.

If it is an exterior slab such as a driveway or sidewalk your best remedy is filling the crack with caulk, these are available in different formulations such as polyurethane, acrylic and silicone each with its own advantages and disadvantages. While we are on the topic, filling control joints is also recommended especially once the joint has broken. Keeping water, weed growth and ant colonies away from cracks and joints is key to keeping concrete stable.  Water moving through cracks, root growth and pests all create issues that caulking will help prevent.

What can be done about a settling foundation?

What can be done about a settling  foundation? 

If you are dealing with the nightmare of a settling foundation here is what you need to know;

-In most cases it is repairable. While not an inexpensive repair, doing nothing is usually not an option unless you plan on walking away from the home. Here’s how to proceed;

First determine that foundation settling is the issue and not simply an interior slab settling. Slabjack Geotechnical is equipped to handle either problem but one requires a building and a geological engineering report the other doesn’t.

Once the determination is made that the foundation is settling the property owner hires the engineers, they will determine the position and the number of piers to be used. The soils engineer will be on site during the repair process in case obstructions such as large boulders are met to makes recommendations and/or approve changes in the placement of piers.

Most piering jobs are completed in a few days.

The cost for the pre-work reports runs about $4-7,000 with an additional $1850-$2150 per pier depending on depth and obstructions encountered. An average foundation repair job runs in the neighborhood of $15,000, not an insignificant amount.

Foundation piering, long considered the solution for settling foundations is now being used more frequently in new construction. Why?

Foundation piering  for new construction makes sense! 

-Piers used in new construction enable homes to be built on steep slopes, slopes are prone to slides which undermine foundation support resulting in settling.

-Piers allow the stable construction of homes with weaker load bearing soils such as areas with a high water table, areas prone to flooding or bogs.

-Piers enable construction in areas with high concentrations of organic materials in the soil. Organic soils deteriorate over time causing settling.

-Piers greatly reduce the amount of concrete needed in a foundation as the load is carried by the piers not the concrete. The concrete acts primarily as a place for the wall plate to be attached.
