Having Drainage Issues?-Slabjack Geotechnical

A big part of eliminating settled concrete is to plan your drainage system. Addressing runoff will pay dividends for years to come not only in reduced settling but in keeping your basement dry and foundation stable.

Some communities do not allow gutters to be directed into storm drains or into the municipal sewer system and therefore must be handled by French drains and simple sloping of top soils to direct runoff well away from structures.

Time spent planning where water will go and the amount anticipated is something your builder should do, if not have a conversation about getting water well away from any concrete walks, drives, porches, etc.

Time and planning spent here can save a significant amount of money and headache down the road.

If that didn’t happen and you are dealing with settled concrete give us a call, we can help.

Slabjack Geotechnical SPI 350H – vs – PolyLEVEL PL250 & PL400

Raising sinking concrete slabs,

When we entered the concrete raising business in 2011 we made a commitment to be on the cutting edge of the industry in order to provide the best value to our clients.

In addition to embracing technology both in our estimating software and with our truck and trailer metering equipment we determined to use the best polymers we could find.

What determines “best”?

1.  Superior lifting ability; After testing Both Polylevel PL250 and PL400 against SPI 350H we found the following differences; The SPI 350H has a much more vigorous expansion. The quick reaction time has a huge advantage; the ability to raise very heavy structures (concrete) without needing massive amounts of material. According to the literature provided with the materials, PolyLevel PL400 and even PL250 do not lift with the aggressiveness of the SPI’s 350H

2. Superior control; With a much faster setting polymer comes much greater control over the lift. This is especially important with smaller slabs such as sidewalks or slabs leaning against a foundation. Simply put the other guys polymers don’t cut it when lifting small slabs, the material migrates to places not desired and the lift is not forceful enough to localize lift to areas desired. Even on larger slabs such as driveways the other polymers create undesirable lift.

3. SPI has formulated 350H exclusively for 1-855-752-2522 the 350H (hydrophobic) is super fast reacting at very low temperatures which provides less off gassing, less chance of charing and superior control.

I could go on, there really is no comparison between the three polymers, the polylevel foam is more like void filling foam and not really up to the task of raising concrete. They are advertised as four pound foams but comparing them side by side they appears to be about half the density of SPI’s polymer. One is structural the other literally breaks apart or crumbles under foot.

You have a choice, Slabjack Geotechnical or some other guys.

What causes concrete settlement?

18557522522
1-855-752-2522

Sinking concrete, settling concrete and slumping concrete. All terms used to try and explain what is happening when concrete is settling in soil.

Because concrete is so heavy it is prone to settling if site preparation was ignored. What is quality site preparation?

Compaction, soil barrier, drainage.

Simply put when soil is not compacted adequately it will compact over time and with added moisture.  A failure to compact will always result in settling.

A soil barrier is generally compacted gravel. Some soil types, primarily clay, will expand and then contract as it up-takes and releases water, by using a 4 to 6 inch layer of compacted gravel between the soil and the slab expansion and contraction will not be as prevalent or do as much damage to the concrete. In addition if your area is prone to clay soils using a concrete sealer will greatly reduce the propensity for clay soil’s to expand and contract.

Drainage also plays a critical role in keeping your concrete slabs stable. When homes don’t have gutters or have miss placed downspouts that concentration of water along foundations can cause porches and walks to settle. A mis-placed downspout near a sidewalk will always result in a sidewalk settling so correcting these problems is a key to eliminating settling.

If you are dealing with settling concrete you likely have one or more of the above problems. Give the concrete raising and leveling professionals a call today and we will get you taken care of.

The many causes of concrete settlement

18557522522
1-855-752-2522

It’s unsightly, it’s dangerous, it’s a potential liability but it’s easy to fix.

Concrete settlement is a very common problem affecting not only residential neighborhoods but municipalities commercial enterprises and industrial facilities. What causes concrete to settle?

1. Failure to prepare the site. If soil was disturbed during construction was it re-compacted? Was there a 4-6″ layer of compacted gravel placed under the slab? These two primary issues are the cause of much of the settling commonly found in new construction.

2. The next most common cause of concrete settlement is excess water. Dealing with water runoff is generally not on a builders mind at the start of construction, it should be. Trying to figure out where you were going to put downspouts, sprinklers and  water features after sidewalks porches and driveways have been poured is poor planning and asking for concrete settlement. Having a place for your run off to drain such as french drains well away from structures or into municipal water supplies if allowed in your jurisdiction will help your concrete remain stable.

3. Another cause of concrete settlement is the breakdown of organic material in your soil. As roots, debris and other organic material breaks down is creates void space that contributes to settlement. Water migrating through the soils takes with it small amounts of soil and sand and these also contribute to the gradual settling of soil.

4. Finally ground water migration can play a role in settlement in some instances particularly if you have a high water table. We did a municipal job where groundwater migration had created a six-inch avoid behind a municipal pool. While there is little you can do about a high water table you can fill voids as quickly as possible so the supporting soils are capable of carrying the load above.

In addition to the above, the type of soil that is predominate in your area plays a role in its ability to support structures. Whether it be sand, clay or silt each has advantages and disadvantages depending on its use. Some soils don’t drain well others are prone to wash out, still others will actually expand as much as 10% with water!

If someone failed in the planning phase and you are dealing with concrete settlement give the concrete raising of leveling professionals a call today.

HHHHHHEEEEEEEELLLLLLLLPPPPPPP!

A frequent statement we hear when folks with sinking and settling concrete here we can help them.

Concrete settles because of poor soil conditions. Poor compaction, rotting organic material in the soil, erosion and saturation. 1-855-752-2522 has the products and the expertise to correct your settling concrete.

The vast majority of settling concrete can be corrected with our polyurethane injection Slabjacking and then addressing external problems such as erosion and soil saturation. Directing water well away from concrete by moving down-spouts, adjusting sprinklers to avoid standing water and caulking joints and cracks in concrete Will resolve the vast majority of settling concrete. So sure of this method are we, that we offer a full two-year warranty on our services. (See website www.SlabjackGeotechnical.com for restrictions) and five years if we caulk the joints!

Dealing with poor compaction and a breakdown of organic material create the same problem, settling concrete, but are at either ends of the time-line with regard to settling concrete. Poor compaction results in near immediate settling of the concrete and generally affects new construction, this settling can go on for as long as 10 years. The breakdown of organic material can happen over a period of years and even decades and is generally the result of buried material such as stumps, grasses, and construction debris. Even debris such as large chunks of concrete that have been buried can create huge sinkholes due to the voids often found around this debris that eventually is filled in with soils above it which were expected to support slabs on the surface.

Correcting settling that results from poor compaction and a breakdown of organic material often takes a two-pronged approach. First, stabilizing deeper layers of soil requires the use of soil conditioning agents injected into the ground which solidify the loose or organic material. Second, polyurethane Slabjacking to bring the concrete back to original grade is then utilized. The combination of soil stabilization and polyurethane slab jacking is the quickest and best long-term solution to correcting concrete settlement. Other methods such as mudjacking do not deal with the underlying problem of the soil nor does concrete replacement.

What can be done about a settling foundation?

Slabjack Geotechnical is now a certified installer of Pier Tech helical piers and we are excited to offer this service rather than refer it to a company hundreds of miles away.

What can be done about a settling  foundation?

If you are dealing with the nightmare of a settling foundation here is what you need to know;

-In most cases it is repairable. While not an inexpensive repair, doing nothing is usually not an option unless you plan on walking away from the home. Here’s how to proceed;

First determine that foundation settling is the issue and not simply an interior slab settling. Slabjack Geotechnical is equipped to handle either problem but one requires a building and a geological engineering report the other doesn’t.

Once the determination is made that the foundation is settling the property owner hires the engineers, they will determine the position and the number of piers to be used. The soils engineer will be on site during the repair process in case obstructions such as large boulders are met to makes recommendations and/or approve changes in the placement of piers.

Most piering jobs are completed in a few days.

The cost for the pre-work reports runs about $4-7,000 with an additional $1850-$2150 per pier depending on depth and obstructions encountered. An average foundation repair job runs in the neighborhood of $15,000, not an insignificant amount.

If you have seen the tell-tale signs of settling; cracks in brick and stucco or sheet rock separation call us today, we can help.
