When we built our home back in 2005-6  our builder, perhaps like yours, really didn’t do any kind of compaction. As a result we have had several issues to address, first the porch, then the sidewalk then the driveway and the latest is our garage floor. (And you thought you had it rough!)

The settling thus far has been limited to the left side corner nearest the garage door. This is the most common section we see settled when we do residential garage floors. I suppose because it is the side most often, but not always, driven on. Once even slight settling takes place, water in the form of ice and snow, carried into the garage by automobiles melts and migrates down between the slab and foundation wall and settling is then greatly exacerbated. Cracking soon follows and slab offset becomes noticeable as the slab pivots.

Garage floors are ridiculously expensive to replace so correcting the problem ASAP is highly recommended. We have seen estimates for interior concrete replacement as much as thirty dollars a square foot, but even at ten dollars a square, a small 20×20 garage costs four thousand dollars plus tax to replace!

Pool decks that have settled need to be repaired soon or major problems can result. In the photo above, a large gap has opened up allowing water to penetrate behind the pool wall. Over time this can have disastrous results as not only support for the deck is compromised but for the pool itself.

Occasionally we are asked about doing a very small job, for example off a garage man door, often these are very small 3×3 slabs. Or we asked about our “minimum” job charge.

We have a $500 minimum job charge. $500 will raise one hundred fifty square feet, a 15×10 slab, settled one inch.

Why do we have a minimum? Unlike some professions such as lawn maintenance companies where labor is their primary expense ours is the equipment, mobilization related costs and material. Our new truck in Spokane for example represents close to a hundred thousand dollar investment. Anything much below $500 is simply not profitable.

“How much does raising settled concrete cost”?

A frequent question we get at home shows, the answer is “how large is the slab and how far has it settled”?

Unlike mudjacking where dirt is used to raise concrete, leveling slabs with polyurethane uses a fairly expensive material. As such we base our estimates on material needed to raise the concrete slab. As a result there are limits when it comes to raising a slab settled many inches due to the cost verses replacement benefit.

So, how much does it cost? We can raise one hundred square feet of concrete for about $300 sometimes less sometimes a little more based on how far it has settled. Porches or extra think slabs will cost more because they are prone to voids under the slab and will require additional material to support.

Settled patios are a common occurrence, especially homes where gutters were not installed like this one.

On the example above we have two issues to resolve, first the two slabs abutting the home have settled, you can see how the steps have settled below the door frame. Second the other slabs are not in alignment causing uneven trip hazards. Both need to be corrected to have a level useable patio.
