Voids, Hollows, Caverns, Dens….are you dealing with void space under your concrete?

One of the advantages of using Geo-polymer for filling voids is its light weight. Various formulations can be ordered but our polymer of choice is HMI’s RR401g. For large void fill jobs lighter duty polymers can be a very cost-effective alternative to gravel or other materials.

Recently we filled a void under a driveway. Due to a drainage problem water had been running under the drive gradually settling the base soils and washing away the fines opening up a void of roughly four inches.

Case study – Concrete slab curl

Slab curl is something that can happen along control joints and edges as they cure. The differential in humidity and temperature causes slabs to curl up or down but generally up as the soil keeps the underside cooler and wetter.

In residential concrete this isn’t as big of a concern but in warehouses where fork lifts operate or there are very heavy loads coming and going it is a real problem.

For the fork lift driver without shocks it’s a big bump that can damage delicate cargo such as fruit as well as causing discomfort for the driver.

With semi truck traffic the problem is even worse. As the trucks drive over the “curl” it is pushed down into the void which deepens the void and then a foot or two back from the curl a crack eventually develops due to this flexing of the slab.  Eventually the slab needs to be replaced unless a repair method is used.

A combination of polymer injection to stabilize the joint and concrete grinding to remove the excess “curl” eliminates fork-lift bouncing and completely stabilizes the slab. In some cases only joint stabilization is required, for example where forklift traffic is not an issue but large tractor/trailers are.

We typically use our DOT approved RR401g polymer but specialty slab curl polymers can be ordered if the job is large enough. These specialty polymers are not as expansive and will travel thirty feet or more along the joint meaning less injection holes to patch.

We recently completed a job for Bluebird Packers in Peshastin Wa. That had both slab curl and a section of settling abutting the curl.

After leveling the slab, injections points were laid out in a “stitch” pattern on either side of the control joint. After carefully stabilizing the joint, grinding was completed to totally flatten the transition between slabs leaving a smooth, even surface to drive on.

Concrete porch settling?

Settled concrete porches are a fairly common thing to see but not as easy to properly repair.

A simple concrete porch may weigh many tons, have unseen sub grade supports, may be the base for both decorative pillars and structural support for overhead eves and more.  Because of this it is important to hire someone who has experience with many different projects and an understanding of concrete porch construction methods.

Some things to consider when raising a concrete slab;

Weight – is the porch solid or back filled? We have lifted porches thirty inches thick! Weight helps determine number and location of injection points, potential material blow out, estimated material needed and more.

Direction of settling – this reveals whether the porch was pinned to the foundation and where potential voids may be and how extensive they are.

Decorative and structural members resting on the porch – determines injection points and other strategies to consider in order to preserve the structure.

Sub grade support system (Sonotubes) – determines how/if the porch can be raised or if other methods would be better suited.

Dimensions – A wide porch that is not deep is much more difficult to level than a square porch or a porch that is narrow but deep. It all boils down to leverage, the greater the leverage the easier to generate lift, the less time it takes and the less material needed.

If you are wondering what to do about a settled concrete staircase we can generally take care of it for you.

Stairs do present some challenges; weight, small footprint and construction.

In the photo above we have a solid stair case settled straight down because of a porch on one side and rebar holding the walk to the stair case on the other.

Weight – A small set of steps like the one above 4×3 and an average of 18″ thick will weigh about 2500lbs! That’s the same as a small car!

Footprint – our polymer is incredible, capable of raising and supporting huge loads. It it does however, need room to work. The smaller the footprint the greater the possibility the material blows out the side reducing lift.

Construction and how it settled –  Hollow? Solid? Direction of settlement? Perhaps the biggest problem with stairs is how they look on the underside, they are sloped. This causes lift to be out as well as up. In nearly every case, raising a set of stairs will open up a gap behind the stairs. If/when this happens the gap can be filled with either caulking or concrete.

The above picture demonstrates something very common, settling at the main water service vault.

If you were to open the hatch at your water meter you would see a concrete vault or box going down  about five or six feet deep. Because it is sitting so low it generally does not settle. The sidewalk abutting it however is very prone to settling.

This is almost always a quick repair however the job is more complex than a typical sidewalk because of the potential for voids along the vault. In this respect it is much like a slab abutting a foundation wall.

These walks often need to be cut with a concrete saw so binding on the vault doesn’t cause fracturing of the slab.

Voids are common because water finds an easy path down along the vault, as water moves it carries particles of soil and before you know it the walk is settling and voids are developing.

The vast majority of these types of jobs are $300, our minimum job charge. Occasionally it will go slightly higher due to the voids being extensive, but that is fairly rare.

Problem – Driveways like the example above are common. If the settling is not causing a slope issue, (water draining under the drive to the foundation) they can often be ignored until you have a noticeable “bump” that is annoying and can cause chipping of the transition as seen in the picture above.

Delaying repairs however can cause cracking. As the supporting soils are washed away, voids form which creates uneven support raising the risk of cracking.
