First we have had numerous requests to seal joints and cracks in driveways and other concrete slabs, as a result we have invested in some specialized tools and materials that make the job quicker for us but more importantly provide a superior cosmetic repair for our customers. Many times we find a settled slab and right next to it a downspout. This needs to be moved or resetting will result and many times it isn’t easy to do. Because of this and requests from clients, we have outfitted our trucks with various downspout extensions from simple elbows with extensions that dump the water further away to more elaborate underground types that move water out into the yard or garden area. Why does concrete settle even on well compacted soil?

In nearly every case water is the primary cause. No matter how well soil is compacted when it is saturated with water it loses some of its ability to support heavy concrete slabs. As a rock settles in mud, concrete will settle in mud too.

Resolving water runoff during the construction phase or before settling occurs is key to avoiding future settling.

Gutters and downspouts directed away from foundations and concrete slabs. Avoid sprinklers near slabs, avoid planting bushes and other plants that require large amounts of water, often the best way to determine whether you have enough water is to reduce watering until plants and grasses start to suffer, then increase slightly. Drip lines can be a great solution to over-watering bushes and annuals.

My Dad was someone who taught his seven children the value and the honor of an honest days work. Dad owned a dairy and during one stretch worked seven years without a single day off. Thankfully some of that work ethic rubbed off on his children, we’re thankful for the example.

Occasionally a small job will take hours where a larger one will go smoothly and only take half the time. It is the primary reason scheduling in this industry is so challenging.

The slabs were beginning to freeze to the ground (Nov 15th) had settled oddly, had a section of stairs at an entry and went around a corner. If that wasn’t enough the entire walk had an iron railing bolted to it.

All these issues combined to conspire against us! Slabs freeze to soils, railings fight movement, stairs are often much thicker and require different strategies to level when attached to thinner walks.

After two hours and not much success we turned off the equipment and rethought our original strategy. After some thought and discussion we decided to cut the slabs at the expansion joints and treat the single long walk as four separate projects. Having thus decided we moved in the direction mentioned and within a few hours had the entire sidewalk raised.

Settled concrete sometimes causes Slab binding

Slabs settling against another concrete structure such as a foundation wall can create slab binding. This sometimes happens in garages, basements and even some exterior slabs.

As a slab settles on one side it actually moves toward that side slightly. The further it settles the more it moves in the direction of the settling.

When a lift is attempted not only are we fighting the weight of the concrete but the drag on the foundation wall as well as trying to push the slab laterally back into position. Most of the time the slab slides up the wall just fine, occasionally though, the slab binds so forcefully that slab cracking occurs and the attempt has to be abandoned. Replacement then becomes the only option.

Slabs that have a tin plate or other material between the floor and the wall are much less apt to bind and thus less prone to cracking.

Slabs such as walks that are not against a wall can be cut apart with a concrete saw where settled so binding cannot occur during the lift.

One of the instruments we often use is a simple dial gauge, not only do they measure movement, but no movement when movement is expected can help us diagnose slab binding and prevent slab fractures.

Concrete garage floor settling

When we built our home back in 2005-6  our builder, perhaps like yours, really didn’t do any kind of compaction. As a result we have had several issues to address, first the porch, then the sidewalk then the driveway and the latest is our garage floor. (And you thought you had it rough!)

The settling thus far has been limited to the left side corner nearest the garage door. This is the most common section we see settled when we do residential garage floors. I suppose because it is the side most often, but not always, driven on. Once even slight settling takes place, water in the form of ice and snow, carried into the garage by automobiles melts and migrates down between the slab and foundation wall and settling is then greatly exacerbated. Cracking soon follows and slab offset becomes noticeable as the slab pivots.

Garage floors are ridiculously expensive to replace so correcting the problem ASAP is highly recommended. We have seen estimates for interior concrete replacement as much as thirty dollars a square foot, but even at ten dollars a square, a small 20×20 garage costs four thousand dollars plus tax to replace!
