It is frustrating, can anything be done?

Concealing cracks is not always something that can be done completely. There are several materials to fill cracks both cheap and expensive. Can anything be done to better conceal cracks?

We have found staining concrete to be a viable method to not only improve the general appearance but also to conceal thin cracks extremely well. Other companies specialize in concrete coatings with some of the work real art. Closely resembling tile, brick, stone or marble these are an option for those willing to spend $4 to $12 a square foot.

Quality crack fill materials both bind the crack back together and blend well with the concrete. Typically formulated of two-part epoxies or polyurethanes these materials are injected into the crack then filled with structural sand. When the material hardens the excess is scraped off and sanded closely matching the surrounding concrete.

Some of the communities we serve have an abundance of concrete that is heaved, primarily by roots.

What can be done?

There are really just two approaches to this problem other than ignoring and accepting liability.

-We can raise adjacent slabs to create a transition up and over the root, in effect a ramp. This is the easiest and least costly but may need to be redone as the root continues to grow.

-We can remove that section of concrete, cut out the root and replace the concrete. While more costly this will generally be a permanent solution. If this is the method you choose we advise contacting an arborist about the potential consequences of removing the root.

-There is one other option that preserves the root and may give years of trouble-free growth. We will remove the concrete and place half a pipe or other material over the root then pour new concrete on top of the pipe. This allows some room for growth, typically a decade or so before heaving resumes.

What does state of the art mean as related to Slabjacking? Three things.

1. The technology we use. Computer controlled equipment that delivers the material at the proper temperatures, pressure and flow. In addition we use gauges that enable us to monitor lift to 1/1000 of an inch.

2. The material we use.  There are many formulations of polymers. After investigation and testing we have chosen HMI’s RR401g, a hydrophobic material that weighs four lbs per cubic foot, this material has gone through the rigorous D.O.T. approval process, we believe it to be the best all around polymer on the market today.

3. The experience and training we have. While we have attended classroom instruction for both concrete lifting and equipment maintenance it is in the real world where learning primarily takes place. Slabjack Geotechnical case study – raising a settled concrete garage floor

One of the more frustrating things to have settle is a garage floor. The difficulty of replacement as well as the extremely high cost begs for a better alternative. Fortunately there is one, 1-855-752-2522!

One of the garage floors we recently raised is a good example of what is possible. The garage had settled along a crack line down the center of the garage a full six inches.

A string line was pulled across the crack line and 5/8″ holes were drilled for the injection valves on either side of the crack in a grid pattern to lift and also to provide support where void would be created by the lifting process.

Gradual support was added to gently raise the settled slabs back into alignment with surgical precision.

Once aligned, injection holes were patched in preparation for final crack repair at which point the garage floor was ready for use.

Slabjack Geotechnical – how much can you lift?

Occasionally we’re asked how heavy of a structure we can lift.

Geo-polymers Slabjacking has raised structures well over a quarter million pounds. It is actually quite surprising how much a concrete structure will weigh.

Entry porches are a good example of this and can be instructive of why they settle. A six-foot deep porch that goes across the front of the house twenty feet that also has two stairs and was not back filled will use 200 cubic feet of concrete, 7.4 cubic yards and will weigh in the neighborhood of  24,000lbs! Is it any wonder it compresses soils and settles?

Even a simply 10×10 patio poured a standard four inches thick will weigh 4074lbs, that’s about as heavy as a full size car!

For Municipal work, a concrete freeway slab poured 10″ thick and measuring 30×50 will be in the neighborhood of 150,000lbs, geo-polymer Slabjacking is now the preferred method of raising settled freeway slabs.

Even at ten inches thick, concrete weighs less than nine pounds per square inch (.8333 lb per SQ inch) our polymer supports 86 lbs per sq inch or over 12,000 per sq foot! Theoretically our Geo-Polymer could support 100″ or a concrete slab eight feet thick!

The material we use has gone through the rigorous D.O.T. approval process, we don’t use a cheap general purpose material on residential projects we use what we feel is the finest polymer on the market today, HMI’s RR401g.

Why is government so expensive?

I think most Americans recoil at how the military can be charged $650 for a hammer or a toilet seat and I’m no different. We expect our leaders to get the best deal they can for our hard-earned tax dollars so why does this type of thing happen?

In addition to many residential jobs and commercial work we also do a fair bit of municipal work including work for school districts. The nature of the bidding process itself can be problematic. In the state of Washington, most communities, housing authorities and school districts require that contractors pay what is called the “prevailing wage” most of us would assume the word “prevailing” to be “the going rate” – in most of our markets general labors earn roughly $10-$15 an hour, however the current “prevailing wage” according to the department of labor and industries for general laborers is $34.01 – that’s right, up to triple what many contractors pay.

In addition to the doubling or more, of the labor cost on the vast majority of municipal jobs, current bidding stipulations on most of these jobs does not allow for any type of surcharge for material overages. Raising concrete by its very nature makes it difficult to determine exact materials needed. (We can’t see voids under the concrete) as a result we have to assume a worst case scenario in the bidding process which greatly drives up the cost of projects.

Lastly, many contractors simply do not have any desire to deal with all the paperwork, requirements, stipulations, slow payables and hoops to jump through for the possibility of getting a job with the government. As a result many jobs go to just a few regular bidders who are very familiar with the process and have made municipal work their specialty, this is unfortunate for the taxpayer who is continually overpaying for those projects.

What could be done to reduce the cost of municipal construction? First, eliminating the costly prevailing wage laws would greatly reduce the cost of many projects, construction by its nature is highly dependent on labor. Second, allow up to 20% above the estimate for material surcharges on certain work. Slabjacking is a prime candidate for this exemption. Finally, a much simplified contract on jobs under ten or twenty thousand dollars would generate more interest from contractors who don’t have an office staff to contend with the large contractual requirements.

If these things were done more work would be completed and the taxpayer better served.

Repair or replace Your settled concrete?

Once you have decided to do something about your settle concrete the question becomes…….Should I replace it or raise it?

The question generally comes down to cost, if that is the only criteria then raising will be less costly in virtually every case. Other advantages are, raising maintains the consistent look of the surrounding concrete, there is little or no damage to landscaping and it will be available for immediate use.

What are the advantages to pouring new? It will look bright and new, can be colored (existing concrete can also be stained) and the shape can be altered if desired.

If there are fractures (cracks) especially several of them, we generally recommend replacement because raising the concrete will often open up the cracks further.
