Case study – settled concrete pool decks

Pool decks that have settled need to be repaired soon or major problems can result. In the photo above, a large gap has opened up allowing water to penetrate behind the pool wall. Over time this can have disastrous results as not only support for the deck is compromised but for the pool itself.

With the pool above, injections are made on the outer edge to raise the settled areas at which point a good quality pool caulking will need to be used to seal the pool to deck joint.

The old saying “pay me now or pay me later” really applies here, this job is under $600. Replacement about $1500 and delaying repair could be thousands.

Raising settled concrete is as much art as it is science. As much as we would like to be able to just use a mathematical formula, a tape measure or a calculator to tell us how much material will be needed, where to drill and how long to squeeze the trigger it just isn’t that simple.

We recently leveled a driveway that is a good example of what can be accomplished with geo-polymer Slabjacking.

The three car driveway covering six separate panels had settled under the control joint going left to right due to a drainage issue. The settling caused the drive to “cave” in.  As a result we had to bring all six slabs up along the control joint.

Holes were drilled on either side of the control joint four feet apart and two feet from the joint. Because the material flows roughly four feet in diameter we were assured excellent coverage.

A string line was pulled across the settled section and material was injected to bring the slabs into alignment, assuring a smooth transition across the drive.

This drive also had a crack so stabilization of the crack was important to increase the longevity of the repair. Holes were drilled on either side of the crack at one foot intervals and small injections were made to “stitch” the crack back together, injections were made with the intent of bringing material all the way into the crack, thus completely immobilizing the fracture.

1-855-752-2522 raises many pool decks, a large number of them either municipal or for multi family homes/apartments. Each one is instructive of the care we take with what is a huge investment for either a community a real estate investor or a home owner.

After the initial inspection is made and a plan formulated for repair, the owner is advised of all recommendations, told the estimated cost to level the deck and warned of potential dangers associated with the procedure. The customer then signs an acceptance of responsibility, acknowledging their acceptance of the risks associated with pool repair and absolving us of any liability.

Why do we do this? No concrete raising company can see through concrete, as a result there is a slight possibility that material will flow against pool sides potentially causing bulging on fiberglass and vinyl pools. Gunite pools are much more robust in construction and are much less prone to damage from the Slabjacking process, however they too are asked to sign a release before work begins.

As of yet we have not damaged a pool, we take great pains to avoid even the possibility of damaging one. Occasionally we turn down a pool job because we determine the potential for damage is too great to proceed.

Replacement of pool decks carries risks as well, breaking up concrete that is against or on top of pool walls can chip Gunite, dent steel walls on vinyl pools (or damage the liner) or damage gel coats on fiberglass pools. It is also very costly because it has to be done by hand as large equipment can easily damage the pool.

Once we are approved to proceed, 5/8″ holes are strategically drilled for the injection of the geo-polymer. We very carefully monitor lift to the 1/1000″ to insure it is happening only where we want it. Occasionally we will use a pry bar or even a toe jack to help the slab into position. These tools help direct material where it is needed providing lift and support only in locations we desire. Once all the slabs are back in alignment the holes are patched and it is available for immediate use.

One of the more common problems we come across are entry walks that have settled below steps.

Conscientious builders find ways to ensure porches are stable either by using a foundation, Sonotubes or simply pinning the porch to the foundation wall. Walks however are often just poured on unprepared soil which results in settling.

One walk this summer is instructive of what we do and the effort made to insure it will not resettle.

The porch had Sonotube support, however the walk had settled three inches which made the final step a ten inch drop. The porch had two steps plus the landing so the drop was  7″ – 7″ – 10″ this can be a real stumbling hazard especially for senior citizens.

We made an inspection of the walk AND the porch to pinpoint voids, water runoff and shrub/root issues. We determined that in addition to an injection for leveling the slab, additional injections would be made for support and void filling. These additional points of support being necessary to insure the long-term stability of the walk as a large void was found under the porch. (It was high and dry above the soil perched on two Sonotubes)

After leveling the walk the other support injections were made stabilizing the walk for years to come.

Settled interior concrete can be especially challenging. The incredible cost of demolition and removal, the unbelievable mess and the time to do the work all conspire to ruin you week.

We recently had a job that demonstrates the advantages of concrete raising over replacement.

The home, a vacation property was unoccupied when the water line broke, how long it ran is anyone’s guess but the result was roughly four inches of setting across over four hundred square feet,nearly half the total footprint of the building.

Replacement costs were estimated to be fifteen thousand dollars due to the distance to the site, difficult interior work which would not enable large machinery to be used necessitating hand removing several tons of concrete and the challenges of re-pouring concrete in an existing structure.

We recently raised a large decorative concrete porch, this porch is fairly typical of what we find as we provide estimates.

The porch measured roughly one hundred square feet and was wider than it was deep.  There were two columns with decorative stone work attached. The porch had been “pinned” to the foundation so all the visual settling was on the outward edge of the porch, however as expected there was a large void against the foundation wall In the neighborhood of six inches.

Replacement would have been very costly. In addition to the porch itself the issue of the stone columns which also acted as a support for the roof line would have been problematic.

A series of six 5/8″ holes were drilled through the porch and injection valves were tightened into place at which point geo-polymer foam was injected under the porch. A total of five hundred pounds were used, in excess of four cubic yards of material to first fill voids, then compress loose soils then to gently raise the porch back to proper grade. All in about four hours.

We Just completed a patio raising job that is typical of what is found. The patio had settled against the foundation a full three inches which caused water to drain against the foundation.
