What can be done about concrete cracks?

One of the challenges in any business is keeping up with the latest advancements in the industry. As we have made numerous repairs in cracked concrete we have seen the various products strengths and weaknesses.

Inexpensive caulks serve a purpose in some applications as do the more expensive systems. Beginning the spring of 2015 our exterior general purpose crack repair product will be Emecole brand epoxy injection. After using the two-part polyurethane systems and being happy with the repair but not happy with the need for a separate topping for UV protection we began to investigate an easier to use product.

Emecole is a leader is concrete crack repair systems. Consisting of a two-part epoxy and extended by the use of silica sand, a durable repair can be made that does not yellow in sunlight and can be sprayed to match surrounding surfaces. (Ideally before staining)

Over saturated soil is one of the big issues contributing to settling concrete. Sadly most builders either don’t adequately plan for the removal of water, leaving it to others to deal with, or they do a poor job of it.

Why has my concrete settled?

Concrete contractors take note,

Concrete is one of the most durable building materials used in modern construction. In residential construction it is used primarily in foundations, driveways and walking surfaces. Concrete placed on virgin soil or compacted soil rarely settles, however concrete placed on fill or if soils are saturated to the point of washing away, concrete can settle rather dramatically.

The three main causes of settling are, poor initial compaction, excess water and the break down of organic material in soils. (Leaves, roots and grasses are common)

If you are beginning to notice settling there are a few things you can do to prevent further settling. Put up gutters and direct water well away from foundations and walks. Remove plantings and sprinklers from areas with walks or porches and caulk the joints and cracks in concrete walks and along foundation and walk junctions. The goal is to push water well away from walks and foundations and reduce as much as possible the saturation of soils under and near your concrete.

When you decide to do something about your settled concrete what is the process?

The first thing to do is call the concrete raising and leveling professionals, 1-855-752-2522! Within days we will make an on-site inspection and provide an estimate which typically includes pictures detailing what will be done. This estimate is generally emailed to you within a day of making the on site visit, if you do not have email service a printed copy will be mailed to your location.

Once received all that is needed is an approval, either a signed copy of the printed estimate or a reply to the email in the affirmative.

The vast majority of the jobs we do are done when no one is home, however if you need to be on site for interior work we will schedule a time that works for you, generally the first job of the day. Slabjacking jobs vary not just in size but complexity making it nearly impossible to accurately determine how long a job will take. Other than the first job of the day we could be off by an hour or even more. Most scheduled jobs therefore are the first job of the day out of necessity.

On the day your job is scheduled, as many as three others may also be scheduled in your area, to keep prices as low as possible we try to bunch jobs for efficiency, it is also common to have one of your neighbors ask us to also look at and if possible do their job too! We make every effort to accommodate them for efficiency.

After your job has been completed we record the total pounds of material used for billing purposes. Once back in the office we prepare an invoice based on the estimate and if needed any adjustments for materials used above the estimate. This invoice is then emailed or mailed to you for payment. We accept personal check (along with Visa and M/C with a small fee)

Can you raise and level your own concrete?

Occasionally someone balks at our minimum job charge of three hundred dollars. I understand, particularly when the concrete slab is very small, for example a small slab just outside a garage man door. They are often just 3×3 but for some reason prone to settling. If you want to DIY, here is what to do.

1. Safety first. That tiny 3×3 slab that is just four inches thick weighs 360lbs! Easily enough to scissor off your finger or at least pin your hand under it. If it’s a bigger slab that much more to be careful of. Wear heavy gloves and eye protection.

2. Tools needed; bottle jack(s) capable of supporting the load anticipated, large mallet or hammer, shovel, a length of 2×4 and gravel.

3. Dig under the edge at the center, or if a larger slab, both edges until you can slide the bottle jack(s) under the slab. For small bottle jacks you will need to dig down about a foot in total depth due to the thickness of the slab and the height of the jack. If it has only settled on one end this is that much easier.

4. Place jacks under the concrete and lift the slab into position. Be careful not to place any part of your body under the slab in any way. Jacks can slip and fail at just the wrong time. Concrete can also break, while rare it does happen.

5. When the slab is in the position desired pack gravel under the slab with a 2×4 packing it by tapping with a hammer or a mallet, continue until the entire void space is filled and packed tightly.

6. Gently lower the jacks, if the slab sinks lower than desired, raise the slab and pack more gravel under the slab. Continue this process until the desired elevation is attained.

If you have a helper and a pry bar you can often forgo the bottle jacks. Just have your helper position the slab with the pry bar and you can pack the gravel under the slab until corrected.

While doable it is a time-consuming process, most of the time our three hundred-dollar minimum seems cheap in comparison.

How much does Slabjacking, mudjacking, Polylevel concrete leveling cost?

Occasionally we are asked about doing a very small job, for example off a garage man door, often these are very small 3×3 slabs. Or we asked about our “minimum” job charge.

We have a $500 minimum job charge. $500 will raise one hundred fifty square feet, a 15×10 slab, settled one inch.

Why do we have a minimum? Unlike some professions such as lawn maintenance companies where labor is their primary expense ours is the equipment, mobilization related costs and material. Our new truck in Spokane for example represents close to a hundred thousand dollar investment. Anything much below $500 is simply not profitable.

If you have one of these small jobs we ask, “is it worth $500 to you to have this repaired”? If so we are happy to do it for you. If not, some slabs can be raised by the homeowner if the slab is accessible and if certain tools are available. Look for my blog “do it yourself concrete raising” But remember even a very small slab like the one mentioned above, just 3x3x4″ will weigh 360lbs, you must be very careful if attempting DIY concrete leveling.

About five percent of the jobs we do need to be re-pumped. Why?

Voids

Water

Soils still settling.

 

Voids – often found along foundations, voids can cause supporting sections to slide into them reducing support. One of the real advantages of geo-polymer Slabjacking is how well it travels filling voids and fissures in the soil.

Water – water is a primary cause of initial settling, if not corrected can result in further settling.

Weak, un-compacted soils – found primarily in new construction and homes less than ten years old where base soils are not at full compaction.

While Slabjacking is generally a permanent repair for settled concrete, like properly poured concrete it needs periodic inspection and maintenance to remain stable. Caulking expansion joints to keep water out from under slabs, maintaining fill beside walks and drives, not overwatering bushes or lawns and insuring run off is directed well away from concrete all play an important role in the ability of concrete to resist settling.

Slabjacking – Polymer vs Mud

Concrete leveling, mud or foam?

Whether it be called foam jacking, PolyLEVEL, polylift, or Geo-polymer, polyurethane has many advantages over mud for lifting concrete.

Having experience with both Mudjacking and Geo-polymer injection Slabjacking let’s briefly compare the two.

Mudjacking advantages – material is less costly, point load lifting is less complex,  the equipment is simpler.

Mudjacking disadvantages – need to have a supplier of consistent material and a place to store it, messy, small mixer and versa-pump needs to be refilled often if it’s a large job, material must be mixed on site and pump, mixer and work site cleaned immediately or material can cause problems as it dries in pumps and hoses, material can be too thick or too thin, jobs take a while, material doesn’t generally flow well under the slab causing point loads that can crack the slab, easy to over lift, hard to fill between injection points so lots of pyramids of material under the slab, noisy, larger holes to patch and more of them, confined spaces such as interior work uncomfortable, hard to get to and hard not to make a mess.

 

Geo-polymer advantages – small holes with 40% less needed as material flows extremely well, material is consistent, truck or trailer carries the equivalent of up to 20-70 yards of material, no hoppers or mixers, just a hose pulled from the truck, clean up is with a broom, underseals cracks, can raise to tolerances of 1/100″ must faster operation typically three to five jobs a day.

Geo-polymer disadvantages- equipment is expensive, material is more costly, more difficult to point lift, skill/training level needed is higher.

While both processes will raise concrete, Geo-polymer Slabjacking has replaced Mudjacking as the preferred method in most instances.

Only when settling is severe and large amounts of material are needed and final appearance not as important would Mudjacking be a better choice in our professional opinion due to its low cost material.

In the vast majority of cases the speed in which jobs can be completed with Geo-polymer Slabjacking allows this process to be the same cost as the much less costly material used in Mudjacking.

Bottom line, why accept all the disadvantages of Mudjacking when you can choose the superior method preferred by Municipalities and Property Managers as well as Industrial and Commercial entities all across Eastern Washington and Northern Idaho?
